The useful comparison is the cost of the room you will actually use. Two quotes can cover different buildings, foundations, finishes and services. Choose the intended use and approximate footprint first, then compare written specifications side by side. A lower headline figure may cover fewer parts of the project; a higher figure may include work you would otherwise arrange separately.
Make a short list of the building, foundations, delivery, installation and the services back to your house. Oeco’s supplied building information includes foundations, mainland delivery and on-site installation. Agree the exact chosen range and site requirements in your project quote. The amount of site preparation and the route for services are specific to your garden.
The internal electrical package is the wiring and equipment inside the building. Connecting that building to the house is a separate scope to agree. Ask who designs and carries out the connection, what route is proposed and which inspection or certification documents will be supplied. Include internet connectivity in the conversation if you will work from the room.
An Essential Pod has an OSB-lined interior, while the Premium Room/Office range has a professionally plastered finish. Compare flooring, doors, windows, lighting and heating alongside that wall finish. Ask which options are included in the exact specification, rather than assuming every image shows the standard package.
Your quotation should identify the building size, range, cladding, glazing, internal finish and selected options. Ask for the consumer total including the applicable tax, along with any separately quoted work, payment stages and quote-validity date. Keep the agreed specification with the quotation so that later changes can be compared clearly.
Prepare the information that makes a site discussion useful.
